Areas of Dubai with highly demanded estate in August 2016

We keep on analyzing and exploring Bayut’s reports for August 2016. Now our goal is to figure out which areas of Dubai attracted the biggest number of potential apartment, villa and office purchasers. Bayut provides statistics of users’ requests at their website, and these figures help us draw some certain conclusions. It may also help us find out why estate in these locations was that attractive for potential purchasers. Let’s explore this matter.

Apartments

The absolute leader of users’ queries for apartment purchase is Dubai Marina, which attracted 18% of users’ requests.

Dubai Marina is followed by Jumeirah Lakes Towers with 10% of requests, and finally, 9% of the queries were directed towards Downtown Dubai. The fourth and fifth positions in this chart are occupied by Business Bay and Palm Jumeirah with an equal share of users’ requests – 5%. 

These figures are quite predictable. Despite the fact that these areas have less purchasing transactions than more remote ones, an enormous number of people just come by wondering about the prices.

And such luxurious areas are usually reviewed first, while the more affordable boroughs are usually only checked out of real necessity.

Villas


Villas are most demanded in Dubailand. Not only the prices here are more or less affordable for the majority of actual purchasers, but also lots of new offers and off-plan projects are introduced constantly, which attracts genuine interest of investors. As a result, Dubailand got 14% of all users’ enquires regarding villa purchase in Dubai.
The remaining positions of the rating look this way:

Arabian Ranches — 10%;
Palm Jumeirah — 8%;
Springs — 6%;
Jumeirah Park — 5%.
Not much of a miracle in these figures. Areas of Dubai that have the biggest number of announcements of new projects and offers, and the most elite and luxurious areas not only attract the interest of purchasers with real intentions, but the interest of all the “wondering” users as well.

There are no surprises in the commercial estate sector: the leader of Bayut’s website enquiries is Business Bay, the area with the biggest number of business centers in Dubai. And it’s share of website requests is immense – about 28% of all queries. Another 19% were taken by Jumeirah Lake Towers, then goes Dubai Marina with 9%, Downtown Dubai with 4% and Dubai Silicon Oasis with 3% of queries, clicks and views.

Surely the statistics of requests on Bayut’s website can’t reflect the real interest of potential purchasers and situation on the market very accurately. Many people view this information just for comparison and visualisation of their dreams. Still, it’s a great tool for analysis, which is very popular among the public.
